Personal property: All items sell AS-IS with no warranties or guarantees expressed or implied. We reserve the right to add or delete items prior to items crossing the auction block. Any announcements made day of auction take precedence over previous verbal, electronic or printed matter.
Online bidders: You have additional terms and conditions for this auction that must be agreed to and adhered to prior to bidding.
Payment of personal property: A 13% buyer’s premium applies. A 3% discount will be given to those paying with cash or approved checks. We accept all major credit cards onsite. Payment due on auction day before loading any items.
Real Estate terms: A 7% buyer’s premium will be added to approved high bid to arrive at contract sales price. The home is offered subject to seller confirmation of the high bid. On day of auction, approved high bidder will pay ten thousand dollars ($10,000.00) into auctioneer’s real estate escrow account and the balance will be due within thirty (30) days of contract approval. The property is sold AS-IS and with all faults. No contingencies. Subject property will be transferred by Good and Sufficient Fee Simple Deed from the seller to the successful buyer(s). Seller will pay any outstanding liens on the property, taxes prorated to date of closing, for preparation of the deed and will furnish an infestation report on the home. All other closing costs are paid by the buyer.
