Selling your home or Real Estate

Selling your home and other property at auction is not really any different from selling it at private listing EXCEPT the home or property USUALLY  SELLS AND CLOSES WITHIN 60 DAYS after calling Meares Land and Auction Company to visit with you and discuss the auction method of selling your property.

As a seller, you should realize your property may bring more than you would list it for, or may bring less.  The listing price or appraisal price of a property is usually based on history for the type property you are selling.  We never know what a buyer is willing to pay for a property, but most of the time you can be sure the buyer at an auction has the funds to close the property without a lot of hassle.  

All the properties we sell at auction are sold “AS-IS”, and the sale is not contingent on financing or “I would buy this property if I can sell mine”, “I would buy this property if you will fix the windows”, “I  like the property, but I want my father, mother, sons, daughters, grandparents, neighbors, etc. to see if it is a good deal”, and many other reasons buyers stall when they buy property.  I think we have heard most of them during our 35 year of selling Real Estate at Public Auction.

Please remember though, we are not magicians.  If we think we cannot sell your property at auction because we feel we cannot get the price you want, we will not waste your time and our time working on it.  Many times a seller wants to net the same thing another seller got for his property, but remember again, not all properties are exactly the same!

To sell your property, call Larry Meares at 864-444-1321 and I will schedule a time to visit with you.  Remember, you have a right to accept the bid on the property or reject it at the auction.  

The costs to you vary for each property and include a promotional fee, the cost of preparing a deed, the prorated property taxes to date of closing, any outstanding liens on the property, and an infestation inspection if the property contains a home. In case a survey is required by us to sell the property, you will be required to pay for the survey but you will be reimbursed for the cost of the survey by the buyer at closing.  

In the case of a person selling the property at ABSOLUTE AUCTION, we pay all the promotional costs.  We do not recommend this type auction except for low value properties in most cases.  

The buyer of the home or property pays the attorneys fees, the documentation stamps on the deeds and mortgages, for a survey if necessary or required by a lender, for a title search, for a home inspection prior to the auction if they want one, and for any other charges for closing.  (In the case of estates, sometimes the seller has to pay for mortgage releases or other paperwork in order to clear the title for closing—this is rare).
